As helpful and as friendly as estate agents can be, they are contractually bound to the seller of property and as such are commissioned on the basis of achieving the highest possible sale price. They are obviously focused on the properties that they have sole selling rights on, or to a lesser extent (due to shared commissions) on properties where they have a multiple agency agreement.

Their offices are also focused on one specific geographical area, and do not want to lose buyers to other areas.
